Kilachand Hall Phase 2 – Construction Update – 04/28/23
General Project Information
- Daily Work Hours from 7 am – 3 pm.
- The Traffic Management Plan for the project has been approved by the Boston Transportation Department and is in place.
- Relocated accessible parking spaces posted for use on 6/29 (in front of 81 and 83 Bay State Road).
- Jersey barrier site containment in place, pedestrian walkway also in place and operational. The city sidewalk in front of Kilachand Hall is permitted to be used as part of the construction site limits.
- A Boston police detail is on site daily assisting with traffic control and safety.
- Bike lane is fully functional in front of Kilachand Hall.
- BU parking spots directly behind Kilachand Hall on Back Street remain a “no parking zone”. This will continue for the project duration to maintain an adequate drive lane for local traffic on Back Street and allow the construction team to safely contain a work area north of the dormitory.
Saturday, April 29th
- Consigli will be on site for supervision.
- Titan roofers will be working on the northeast and northwest roofs. (6 roofers)
- Titan sheet metal workers will be installing gutters, facia, and parapet trim, as well as the metal panel system. (6 sheet metal workers)
- Murphy will be working on the electrical room build-out and overhead rough-in on level 9. (8 electricians)
- Royal Steam will be focusing on the overhead rough, inwall rough on 9, and Schneider low voltage wiring. (6 workers)
- Mass Acoustics carpenters will be installing cement boards and wall framing on level 9. (6 carpenters)
- Safway – 1 hoist operator
Occupant Impacts: Week of May 1st
- The project team will be honoring the quiet study and exam period. There will be no work on the exterior façade and work will be isolated to the 9th floor renovation area. There will be some quieter finish work continuing in the suite renovation areas on floors 2 through 8 with minimal noise.
- South elevation scaffolding removal is ongoing with an expected completion date of 5/1. Rooms -06L/R, -07L/R, -08L/R, and -09R are in close proximity to this work, but the crew will be on the lower floors early next week, and possibly isolated to the 1st floor.
- The final washdown continues next week with the east façades and will be finished by the 5/3 study period. Residence Life will be notifying those affected by the washdown process, which will require windows in the area to be closed for a day or two.
- The level 7 terrace roof work in front of suite 709R will continue as well, finishing up on 5/3.
- On 5/2 on Back Street, there will be a half-day crane mobilization to deliver the new emergency generator. There will be some MIT parking spots affected during this time to allow the crane to be properly set up.

During the Week of May 1st
- Riggs masonry to continue working on the washdown of the east elevation façade and miscellaneous punch list items on the west and north elevations. This team will stop any remaining exterior work until after the exam period.
- Badd Bros completing miscellaneous work list activities.
- Royal Steam HVAC building out of level 9 mechanical room, VRF system piping, and ductwork on level 9.
- Murphy will be performing crane mobilization on Back Street for generator delivery.
- Murphy Electric to continue with rough work on levels 8 and 9, pulling, in-wall rough at new partitions, and running overhead conduit on level 9. They will also be building out electrical panels in the level 9 mechanical room, pulling feeders, and making connections to the new emergency generator.
- Mass Acoustics continues with the cement board decking installation over framing, and continue with partition framing on level 9. Level 1 stair core shaft wall installation should also get underway, along with the continuing stair pressurization shaft wall construction on floors 2 through 8.
- Titan continues with roof installation in all areas, as well as the metal panel, gutter, and flashing installation.
- ThyssenKrupp Elevator mechanics are continuing with cab finishes and lobby control panels.
- Consigli/Riggs team on site for cleaning, site support, and supervision.
